Executive summary: understand the sample before comparing prices
The sample contains 12 White Rock published references and one Hélices typology described by its developer. The owned listings come from a 26 October 2026 snapshot and were read again on 2 November. A readback date is not an official price-list date or confirmation that a unit remains available. The table separates currencies and area bases rather than creating a misleading market average.

MXN and USD remain separate. An asking price is not a contractual price; ratios are not valuations. A missing basis is never filled with another unit’s area.
What you are buying: community, property type and rights
At Tulum Country Club, two listings with the same bedroom count can represent very different purchases. A condo with a terrace is not equivalent to a villa with a private lot; a townhouse may carry common-area responsibilities unlike those of a detached home. The development name alone does not identify what the title conveys, what ownership costs or which rights transfer to a buyer.
Start with your intended use: a permanent home, a second residence or a property you might rent when absent. Then compare location, usable space and condominium obligations. A return projection cannot replace rental rules, operating expenses or a maintenance budget. We do not treat expected rental income as guaranteed income.
New construction versus resale: compare documents before discounts
For a presale, identify the seller, exact unit, construction stage, contractual plan, payment schedule and delivery conditions. Review how changes to finishes, areas and completion dates are handled. A project's starting price may describe a different layout: never pair it with the area of another card.
For a resale, compare the completed property with its public deed, condominium regime, outstanding charges and physical condition. Request an equipment inventory, alteration rules and maintenance history. A finished home is not proof that its documents have been reconciled. Compare the cash required at closing and any work you would take on afterwards.
A real Hélices distinction: project headline versus identified typology
The official Hélices page advertises a general starting price of USD 320,000 and a 124 sq m built-area typology from USD 530,526. Only the second pair supports the calculation of USD 4,278.44 per advertised built sq m. We do not divide USD 320,000 by 124 or present the typology as an identified available unit.
The area schedule to request
| Component | What the document should identify | Mistake it prevents |
|---|---|---|
| Indoor and built area | Private area, measurement basis and relationship to the plans. | Comparing usable indoor space with a mixture of different surfaces. |
| Terrace and rooftop | Dimensions, private ownership or exclusive use, and alteration rules. | Pricing a roof or common space as indoor accommodation. |
| Land | Identified parcel, boundaries, area and building restrictions. | Treating a listing's generic area field as built space. |
| Parking and ancillary spaces | Location and nature of the right being transferred. | Assuming every advertised amenity forms part of the title. |
The 12 White Rock listings use an area field that does not provide this documentary breakdown; even land entries carry an indoor-area technical label. Their ratios are therefore shown as apparent. An explicit developer typology denominator is still not a reconciliation of plans with the deed. Before offering, request the document that makes an advertised number an identifiable area.
Master and sub-condominium fees: ask two separate questions
Request the complex's maintenance charges and any applicable sub-condominium fees, including currency, payment frequency, budget and arrears. Review reserve funds, special assessments and separately billed services. We do not add an estimated fee to an unknown one or assign a single community's expenses to all of Tulum Country Club. Ask for the unit's account statement and current rules.
Golf and beach: proximity does not mean included membership
The PGA Riviera Maya operator describes an 18-hole course and a nine-hole par-3 course designed by Robert Trent Jones II. That is 27 holes in total with those two formats. Buying nearby does not establish transferable membership or included playing fees.
The official amenities information describes Kay Beach Club as open to the public. Before assigning value to an owner benefit, confirm its holder, transferability, guests, reservations, minimum spending and charges in writing. We do not assume unlimited free access or identical rights for every unit.
