Puerto Cancun penthouses: outdoor space and ownership expenses

Interior, terrace and roof space

Separate indoor, outdoor and exclusive-use areas. Request the floor plan and contractual description to identify what belongs to the unit and what remains common property.

Single-level or multi-level layout

Compare stairs, elevator access and circulation to terraces. During a viewing, check how the layout works for everyday living as well as the bedroom count.

Outdoor maintenance

Ask who maintains waterproofing, equipment and exposed elements, and which expenses belong to the unit. Review alteration rules and terrace use before deciding.

Work through your next decision

Does every penthouse have a private roof terrace?

Do not assume that it does. A marketing label does not establish ownership or exclusive use of the roof. Compare the plan, applicable ownership documents and building rules for the unit.

How should I compare a penthouse with another luxury condo?

Compare equivalent interiors, outdoor areas separately, layout, access and expenses. Keep terrace and indoor living areas separate when relating the asking price to the unit’s size.

Acquisition tax and closing costs in Puerto Cancún

Puerto Cancún is in Benito Juárez municipality. Its tax law sets the property acquisition tax (ISABI) at 3% of the taxable base (Arts. 26–27) and provides a 10% additional tax on the amount of municipal taxes and fees (Art. 58), not on the property price. The taxable base may differ from the asking price.

Ask the notary to confirm the current calculation and itemize tax, professional fees and applicable charges before committing funds. This is not a quote for a specific unit; source reviewed on 17 October 2026, and its current application must be confirmed at closing.
