1. Tourism creates a question worth researching
A recognized visitor destination can provide a reason to investigate accommodation demand. The useful question is which travelers want the particular location and type of home, at what dates and at a rent they actually pay. Proximity to tourism is not a reservation, and an attractive photograph does not establish annual occupancy.
Use DataTur’s hotel indicators as context within their stated coverage, then obtain evidence specific to comparable rentals. Separate hotel occupancy from condo bookings, advertised nightly rates from receipts and high-season activity from a full year. A credible rental plan explains those differences rather than describing tourist growth as unstoppable.
2. A home can have direct personal utility
A purchase may be attractive because it supports your own holidays, relocation or family routine. Compare those benefits with renting the same type of home for the same period. Include the cost of keeping capital committed and the responsibility for maintenance; personal enjoyment and investment income are different objectives.
Visit the actual property and the routes you would use. Check services, access, noise, parking and the operating rules that matter to your household. A coast location, town-center setting and managed residential community can meet different needs. Do not assume that one label describes every home within it.
3. You can review a specific asset and its documents
Real estate is an identifiable asset with a location, physical condition and legal file. That is useful only if the file is actually reviewed. Reconcile the seller’s authority, title, surface areas, liens, intended use, contract and what is included at handover. For a presale, examine payment milestones and remedies for delay.
For a foreign buyer of coastal residential property, review the relevant bank-trust structure rather than assuming that residence or a company removes the restricted-zone rules. NOM-247 sets requirements for applicable housing information and contracts; a reference to the standard does not certify an individual listing or replace independent review.
4. Cash flow can be modeled before committing
Start with the contractual purchase price, dated acquisition budget, fit-out and ongoing costs. If renting, subtract vacancy, management, maintenance, insurance, utilities and applicable taxes from rent actually collected. Financing and major replacements need separate treatment. A revenue estimate is not the money available to the owner.
Run a weaker scenario with lower occupancy, repairs and a later rental start. A projected sale value belongs in a separate exit assumption, not in guaranteed operating income. Compare currency conversion costs and payment dates; a USD quotation does not make every revenue and expense USD-denominated or eliminate exchange risk.
| Reason to investigate | Evidence before purchase |
|---|---|
| Tourism and rental potential | Comparable collections, seasonal demand and permitted rental operation. |
| Personal use | Actual services, access and costs for your household. |
| Asset ownership | Property-specific legal and physical review. |
| Financial plan | Dated inputs, expenses, downside scenario and currency assumptions. |
| Longer-term ownership | Resale comparables, liquidity needs and net exit costs. |
5. A longer horizon permits a considered exit plan
Long-term ownership can be appropriate when the home fits your needs and you can carry its costs. It does not assure appreciation. Use comparable evidence and the scope of any SHF indicator carefully; an index is not a guarantee of the amount or timing of your property’s sale.
Estimate commissions, liabilities, taxes and other exit costs with the professionals handling the actual transaction. Consider how long you can wait if market conditions weaken. A good purchase decision includes a credible holding period and a plan for liquidity, not merely an optimistic resale headline.
Choose a market and ask for a documented shortlist
Compare Puerto Morelos, Tulum Country Club and Puerto Cancún according to the property type, budget and use you actually seek. The relevant answer may be a home for your family rather than a rental investment. Keep those objectives explicit so the options can be assessed on the same basis.
Use the links and email form below to request published options and the available documents. Prices, availability, rental permissions and costs must be checked for each property. The next step is a shortlist that can be reviewed, not a promise that every buyer will obtain the same return.
