New hotel rooms: what the data can and cannot tell a buyer
More hotel rooms do not establish higher returns for a home. DataTur distinguishes available rooms, occupied rooms and occupancy percentages by destination and period. Before buying in Cancún or the Riviera Maya, compare those measures with the specific property’s income and costs; an announced opening does not establish operating capacity.
From hotel statistics to an individual home
Check the destination, period and reporting population. Registered rooms, available rooms and occupied rooms measure different things. More supply can coexist with changing demand; an aggregate statistic alone does not explain the performance of the accommodation you are evaluating.
For a property, request collected-income records, available nights, expenses and condominium rental rules. Do not transfer regional hotel occupancy to an apartment’s cash flow or turn announced openings into future bookings or returns.
